In order to sell your home as quickly as possible, I will first determine what the market will bear regarding your property. This is done through a detailed assessment of comparable properties in your neighborhood or nearby. I’ll look at the sales price of similar homes, and then factor in the different elements your home offers to land at the reasonably highest list price for your home.
When we’re preparing to list your home, I will suggest some simple, cost-effective repairs or changes you can make to improve the value of your home prior to listing. I always recommend heavy decluttering, and clean, simple, livable staging for a buyer to be able to picture living life in your home. This staging will also prepare the home for a professional photographer to capture your home in the most ideal way.
When it comes to listing your home, the quality of your listing photos makes an enormous difference in buyer interest. After we prepare and stage your home for listing, I will arrange for a professional photographer to come in and photograph your home using top of the line technology to capture your home in a way that garners immediate buyer attention. I will then list your home in the MLS database of homes for agents nationwide to access. Additionally, as part of my marketing plan I promote your listing through internal Realtor® networks and use special targeting to find buyers through social media. I proactively follow up with each potential buyer to gain feedback and insight in order to get your home sold as quickly as possible with the highest return.
New technology enables me to arrange showings of your home in very non-intrusive ways. Rather than calling you each time a buyer wants to schedule a showing of your home, you simply tell me the times your home is available for showings, and each time buyer schedules a showing, I simply enter it into an App called Showing Time and you immediately get a notification of the appointment. This makes showing your home easy, stress-free, and convenient. After the showing, I will follow up with the buying agent to get any feedback and share that information with you.
Open Houses. With your permission, the first weekend your home is on the market, I will host an open house to encourage potential buyers to view your home. Open houses generally take place on Saturday or Sunday from 1-4pm, and they often draw in many interested buyers. Holding your home open increases the exposure of your home, drawing out interested buyers who want a more informal opportunity to view your home.
I will present and review each offer that is made on your house with you. You will decide whether the offer is suitable, or whether you will make a counteroffer. All of these negotiations will be conducted through our secure online platform called Dot Loop. This is simply an electronic way to sign the contract, making contract negotiations and ratification easy, quick and efficient.
There are several important items to take care of quickly after contract ratification to ensure an efficient closing. First, as the seller, you will need to provide the buyer with Home/Condo Owners Association documents for their review. The buyer has 3 days after receipt of the documents to void the contract without penalty, so I recommend doing this as soon as possible after ratification. Additionally, most buyers will be required by their lender to have the home appraised and inspected. This is the responsibility of the buyer to schedule and arrange; these appointments usually occur within the first week to 10 days after contract ratification. In the days leading up to settlement, the buyer will conduct a final walk-through to ensure that the appliances, fixtures, and utilities are in working order and/or as specified in the contract. It is very important to make sure to keep all utilities ON and functional until the settlement date.
Approximately one week prior to settlement, I will contact you with the details regarding the date and time of settlement and discuss with you anything that needs to be done prior to closing. On settlement day, I will meet you at the title company to sign the closing documents. At this time, you will also turn over all sets of keys to the property.
